Most of these homeowners would stay in the house and continue paying their mortgage IF the bank would lower the value of the house.  BUT the bank would sooner foreclose on the homeowner, drop the house value and sell it again at the lower value but never to the original homeowner.  Can someone make sense out of this stupidity.<br />
I don&#8217;t see why responders don&#8217;t see that the ONLY solution to the housing crisis is to stop the foreclosures as quickly as possible.<br />
<br />You seem to have forgotten the simple fact that the bank gave the homeowners cash money to buy the house.   The house has been purchased, the mortgage is not buying the house, it is repaying a cash loan.   This is not stupid, as you are the one over looking the fact that the bank already gave the homeowners money.   Loans are repaid based on the amount borrowed, not the present value of the item purchased.</p>

<br />That is up to the lender, but usually the would welcome having a loan brought up to date. He will probably have to pay late fees, legal fees and additional interest.<br />
He should call them pronto to work this out.</p>

<br />I&#8217;m sorry to hear about your situation.</p>
<p>As a person who tried being a &quot;Foreclosure Consultant&quot; many years ago, the first thing I would say is stay away from them.  I quit doing it because I could not take $300-$500 dollars from someone who was about to lose their home.  And basically all they do is call up the lender and try to negotiate a deal with the cash you have on hand a then a minimum payment for a set period of time.  And you can do this on your own.  This is a long process and you are going to run into some rude people, but if you&#8217;re persistent (and willing to make your payments) you should be successful.</p>
<p>1st step:  Understand the mortgage company probably doesn&#8217;t want your house.  Mortgage companies are in the business of lending money not buying and selling houses.</p>
<p>2nd step:  Call them and talk to them.  Let them know you do not want to lose your home and you want to work with them to get your account current.</p>
<p>3rd step:  Get all the cash together you can.  Sell anything you can sell, borrow from any friend or family member you can borrow from.  Plan on eating bologna sandwiches 3 meals a day until you are caught up.</p>
<p>4th step:  Call the mortgage company again and say &quot;I have x amount of cash that I can send right now and then I can make this much extra on my payment each month until I&#8217;m caught up, is that acceptable?&quot;  If they say no, then ask them what kind of deal can be worked out.  If the person you are speaking to says the only alternative is to bring your balance up to date then ask to speak to their supervisor.  They will try to not let you do that, but be NICE and PERSISTENT, because they have to let you.</p>
<p>5th step:  Whatever arrangements you make&#8230; keep them.  If you agreed to pay your mortgage plus 10% every month until you are caught up, you better keep your promise.</p>
<p>6th step Be prepared to make sacrifices in your standard and style of living.  Not to be harsh, but if your behind in your mortgage payments you are living above your means.  And if you want to keep your home you need to live below your means.  That could mean, selling your car to get rid of that monthly payment and buying a $1000 car to get you from point A to point B.  That could me selling your big screen TV and Home theater system for half what it&#8217;s worth.  It could mean no more eating at restaurants (even McDonald&#8217;s; for the price of a value meal, you can buy a package of bologna and a loaf of bread and have several meals), could mean canceling your cable or dish service.  Canceling your cell phone and/or internet service.  Basically get rid of all monthly payments that you can get rid of.  Also if you have credit cards&#8230; use the money you you would pay on those and apply it towards your mortgage.  If you don&#8217;t make a credit card payment they don&#8217;t let you use your credit card, if you don&#8217;t make a house payment you don&#8217;t have a place to live.  Call your electric and gas company and ask to be put on a budget.</p>
<p>If you&#8217;re not willing to do those type of things to keep your home, then you probably deserve to have it foreclosed.</p>

<br />In order for your lender to be of some help to you, the situation that cause or is causing you to be in foreclsoure has to have changed.</p>
<p>In order for your lender to be of help to you you need to call them and explain your situation to them. Ask if they can be of any help to you so as not to lose you home.</p>
<p>Ask them for a forebearance agreement. This agreement will basically call for you to make the back payments up in small monthly payments at a payment you can do in addition to your regular monthly payments.</p>
<p>This agreement can last from 24 months to some where around 48 months. Make the best deal you can so you can afford the two payments that you will be required to make.</p>
<p>It will be sort of like you now having two (2)mortgages</p>
